Booking Terms & Conditions
​By placing a booking with us (HKM HOUSING LTD) you (the lead guest) and your booking party (guests) agree to the following terms and conditions as set-out. During your stay you agree to abide by the subsequent conditions as set-out. If you have any questions about booking with us, please contact us before making a booking.
To place a booking with us the lead guest must be at least 18 years of age. The maximum number of staying guests per room is illustrated in the room occupancy details on the website. Where the person making the booking is different to the lead guest taking up the occupation, the person making the booking may be held responsible for cancellation, non-arrival and damages as set-out within. Only the lead guest and the named booking party are allowed to use the property and its facilities, any third party visitors are only allowed access at our express permission.
To secure any booking we require a deposit to be paid in advance. Deposit payments must be 'cleared funds' before a booking can be confirmed. Deposits are only refundable under the conditions set-out here within.
All guests agree to respect the privacy and peace of all other staying guests, neighbor's and the owners at all times. We reserve the right to cancel a booking with immediate effect if guests are not honoring this agreement or causing a disturbance / nuisance to other guests, neighbors or the owners.
In the rare event we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made.
We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs. Lost keys will incur a replacement charge of £100 plus VAT per set of keys.
We have a strict NO-SMOKING indoors policy at our properties. A standard charge of £1000 will be charged to your card when we find evidence of smoking within the accommodation to cover cleaning costs and long-lasting damage on the property. Smoking of any tobacco products including, but not limited to cigarettes, pipes, e-cigarettes, e-liquids, cigars, snuff or chewing tobacco, is prohibited within the property. Guests should ideally smoke outside, with suitable provisions.
Guest heaters and AC units must NOT be brought into the premises.
Where on-site parking is provided guests accept that they park their vehicles at their own risk.
We reserve the right to cancel any booking without compensation, refund or reimbursement if the terms of these conditions are breached.
Any damage to the Apartment or items within the Apartment will be deducted from the security deposit (card pre-authorization of £200). Likewise, any missing items from the Apartment will be deducted from the security deposit. If the damage caused or missing items exceeds the security deposit value, the lead guest will be liable for additional costs.
We require completion of our reservation form which includes an agreement to our T&Cs, provision of a UK government-issued photo ID or passport, and a card pre-authorization of £200 for potential damage, loss or lack of adherence to our T&Cs. No refunds will be made for non-arrivals. We will not charge an amount from the £200 unless upon checkout there is evidence of damage, loss, or lack of adherence to our T&Cs.
We understand that sometimes plans change, and guests may need to cancel their reservation. Our cancellation policy is designed to be fair to both guests and hosts. Guests get a FULL Refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in & has past 48hrs of booking.
For long term stays Guests receive a FULL refund if cancelled within 48 hours of booking and at least 28 days before check-in. After that, the first 30 days of the stay are non-refundable.
If a reservation is cancelled or modified later or in case of no-show, the total price of the reservation will not be refunded

Only guests who are on the original booking allowed in the apartment & stay overnight

Open flames or candles are NOT allowed in the apartment.
Please respect a courtesy quiet time from 9pm onwards for our neighbors (meaning no loud music after 9pm)
ADDITIONAL CLEANING POLICY:

To ensure we maintain the property's high standards and maximize guest experience, we require cleaning and linen changeovers for long-term bookings (10+ nights stay).

This changeover will usually happen every 10 days and will NOT be at an additional cost to the guest.

During the time of the clean, guest MUST vacate the property during the time of the clean & give access to the cleaner. It is NOT possible to be in the property during the time of the clean due to health & safety purposes.

In order to maintain the property the guest MUST understand & comply with 10 day cleaning change over. This is a necessity to maintain hygiene & highest quality standards. Failure to allow this to happen WILL result the guest being charged for failed clean attempt.
If booking cancelled or modified later or in case of no-show, the total price of the reservation will not be refunded.
