landlord/Short-term rental operator) where responsibilities are shared. Co-hosting
focuses on guest communication, reviews, vetting guests, listing optimisation &
ensuring the property is being booked.

To be considered for our short-let management service, a property must meet the
following rental standards:

1. Condition: The property should be in excellent condition, well-maintained, and clean,
with all fixtures and appliances in good working order.
2. Furnishings: The property must be fully furnished with modern, comfortable, and
functional furniture that appeals to short-term guests. Essentials like kitchen
appliances, linens, and toiletries should be provided.
3. Compliance: The property must adhere to all local regulations and safety
requirements, including smoke alarms, carbon monoxide detectors, and any necessary
permits for short-term rentals.
4. Location: Ideally, the property should be located in a desirable area with good
access to public transport, local attractions, and amenities, making it appealing to
potential guests.
5. Aesthetic: Properties should have a welcoming, aesthetically pleasing interior with
good design elements that enhance the guest experience.

When a booking is cancelled, the responsibility for covering any cancellation charges
typically depends on who initiates the cancellation:

1. Guest-Initiated Cancellations:
- If the guest cancels, the cancellation policy for your listing (flexible, moderate, or
strict) will determine whether the guest is refunded and to what extent. As we use a
strict cancellation policy, the host will receive the income.
2. Host-Initiated Cancellations:
- If the host (or co-host) cancels a confirmed booking, the host is responsible for any
penalties or fees associated with the cancellation. Please note we do not cancel
bookings unless in an emergency (where the property isn’t habitable for the guest) as
cancellation fees, have an impact on the listing’s visibility, or even restrictions on future
bookings.

If you’re selling your house in a year & we are co-hosting to your property. Here’s what
will happen next:

1. Transition Period: We’ll assist with the smooth transition of your listing leading up to
the sale. If you plan to continue hosting during this time, we can help you maximise your
bookings.
2. Listing Removal: Once the sale is final, the Airbnb listing will be permanently
removed based on your preference.
4. Final Settlement: We'll ensure all outstanding bookings are handled, including guest
communications, before the sale is complete.
